  • chevron_rightDo I have to get approval to paint my house a different color?
    Yes.
     
    All modifications to the exterior of your property, including painting, fences, and landscaping must be approved by the Architectural Committee prior to beginning the project.
     
    The Architectural Review Form can be found under the Documents tab.
    Architectural Committee
    The Architectural Committee is responsible for all plan reviews, including additions, swimming pools, fencing and staining, painting, etc.
    Check section IV under private restrictions and covenants. Without written approval from the ARC, you are subjecting yourself and your dues account to fines, additional costs to obtain compliance and as a last resort, the forced removal of unapproved projects. If you are in doubt of whether your project needs submission of an ARC request, please contact the office at 918-893-3450.
    Fencing
    The only approved stain color for Sunset Hills is Sherwin Williams Black Alder 3022.
    Please be advised, if you are in violation of the fence stain color, you have until January 1, 2019 to comply to avoid legal fees and other expenditures. The Board and the ARC are obligated to pursue compliance with the Covenants of Sunset Hills. The covenants direct the Board and the ARC to make these decisions.
    Garbage Cans and Recycle Bins
    Section VI, #24 in the Restrictive Covenants state that all trash containers shall be stored out of public view except for a 12 hour period during collection. After multiple complaints and several violation notifications the board has decided to enact a $50.00 fine upon the next inspection for households that fail to comply.

    There are 235 lots in Phase 1 and 136 lots in Sunset Hills Estates.
     
    The neighborhood broke ground in 2015.

    Our first Board of Directors were elected in October 2022.

  • chevron_rightWhat is the difference amongst the HOA, HOA Management Company and the Board of Directors?
    The HOA consists of all property owners within Sunset Hills. Each and every owner is a member of the HOA. Membership is not optional.
     
    The Board of Directors consists of 3 Sunset Hills homeowners who have been elected to conduct the day-to-day business of the HOA and make the decisions that affect all Sunset Hills owners.
     
    Green Country is our HOA Management Company. They handle the financial, administrative and management needs of the HOA. Green Country takes direction from the Board and implements the Board's decisions. Green Country has no control nor authority outside the direction of the Board. They are also the liaison between Sunset Hills homeowners and the Board of Directors.
